Nanowave helps Volkerwessels with the sustainability of government buildings
The Gelders Huis Arnhem and the Court of Breda are special projects for VolkerWessels Vastgoedbeheer. The installations in the buildings have been realized under the supervision of Homij and are maintained by VolkerWessels Vastgoedbeheer based on a DBMO contract. DBMO stands for Design, Build, Maintain & Operate. This means that the design, construction, and subsequently the maintenance and operation are handled by the same party(s).
“For 20 years, you take on the role of owner of a building. There is a lot of responsibility involved, including improving sustainability.”
Responsibility for the performance of the buildings
A DBMO contract differs significantly from traditional maintenance contracts, especially in terms of maintenance. While regular contracts involve maintenance based on intervals over a year, a DBMO contract focuses on the performance of the building and installations over 20 to 30 years. The premise is not 'we will come once a year to maintain your installations and you will pay X amount for that,' but rather 'we ensure that your building and the installations perform at a certain level throughout the contract, and you pay X amount for that.'
Sustainability and cost savings
Derk Burggraaff, contract manager at VolkerWessels Vastgoedbeheer and responsible for the contracts at the Gelders Huis Arnhem and Court of Breda, says: “On one hand, you take a lot of risks with these types of contracts, because you take on the role of owner of a building for 20 years. There is much more responsibility involved. On the other hand, it also brings many opportunities. You have a lot of freedom to make your own choices, giving you 20 years to improve a building in terms of sustainability, cost savings, and efficiency. This ultimately benefits both us and our client.”
First project with energy-efficient Nanowave filters
One of the improvements implemented in these buildings in recent years is the introduction of the Nanowave air filters from Vlint. These advanced filters are designed to provide high filtration efficiency with minimal air resistance, meaning the filter system requires less energy. An excellent choice for reducing energy consumption and lowering costs. The process began with the Gelders Huis Arnhem, where two of the air handling units were equipped with Nanowave filters to test their performance.
“The real test is the implementation at our clients
and the results that this then produces.”
Olaf Schipper, product manager filtration at Vlint, states: “Although we have of course extensively tested the Nanowave filter and had complete confidence in our product, the real test is the implementation at our clients and the results that this then produces.” For Vlint, the implementation at the Gelders Huis Arnhem was a significant moment, as it was the first project where the Nanowave filters were installed. “That is still a bit exciting.”

50% energy savings!
After a period of 200 days, the practical results were analyzed. What turned out? Annually, there would be about 50% energy savings with the Nanowave filters, between 700 and 800 euros per LBK. Although the Nanowave filters are more expensive to purchase than regular filters, they pay for themselves based on these figures in just eight months. Meanwhile, the Nanowave filters last two to three years. Based on this successful test, not only the rest of the Gelders Huis Arnhem but also the entire building of the Court of Breda was switched to the Nanowave filters. With these positive results, we look forward to even more beautiful projects.

Sustainability gains with Nanowave
Derk expresses his happiness with this improvement. Both owners of the buildings (Rijksvastgoedbedrijf and Provincie Gelderland) find sustainability very important. The performance requirements in the contract not only relate to the functional performance of the building and installations but also to aspects such as energy consumption. With the implementation of the Nanowave filters, a significant improvement has been made. VolkerWessels Vastgoedbeheer also benefits from it, thanks to the cost savings.
